Three ways to add a unit
Most Los Angeles lots support an ADU in one of three forms: a new detached structure in the rear yard, a conversion of an existing garage or accessory structure, or a junior ADU carved out of the main house with its own entrance. Which one makes sense depends on your lot, your setbacks, and what you want the unit to do — rental income, family housing, or a home office.

California ADU law sets the floor and the City of Los Angeles layers its own zoning, fire, and utility requirements on top. Rules change, and they read differently on a hillside lot than on a flat one — so we start with your parcel, not a template.

Zoning and eligibility review
We confirm your lot's zoning, setbacks, height limits, and whether a detached ADU, conversion, or JADU is the better fit for the parcel before anyone draws anything.

Plans and engineering
Architectural drawings, Title 24 energy compliance, and structural engineering prepared for submittal to Los Angeles Department of Building and Safety (LADBS) or your city's building department.

Plan check and corrections
We submit, track the review, and turn corrections around — including Planning, Fire, and Bureau of Engineering clearances when they apply.

Utilities and sewer
Water, power, and sewer capacity get sorted early, including separate meters or sub-panels when the design or your rental plans call for them.

Build and inspections
One project manager, a posted schedule, and every LADBS inspection scheduled and met through final sign-off and certificate of occupancy.
Outside the City of Los Angeles — Burbank, Glendale, Pasadena, Culver City, the South Bay and beyond — the same process applies with that city's building department. Verify current requirements for your address with your local building department; we confirm them for your parcel before design starts.

- How long does an ADU take to build in Los Angeles?
- Design, engineering, and plan check typically run a few months depending on the department's queue, and construction of a detached ADU usually runs several months after permits are issued. Garage conversions move faster because the shell already exists.
- Can I convert my garage into an ADU?
- In most cases yes. Garage conversions are one of the most common ADU paths in Los Angeles because the footprint already exists — the work concentrates on foundation and slab condition, framing upgrades, insulation, utilities, egress, and finishes.
- Do I need to add parking for an ADU?
- California ADU law removed replacement-parking requirements in many situations, including properties within a half mile of transit. We review your specific parcel during the zoning check rather than guessing.
- Do you handle the permits, or do I?
- We do. Drawings, engineering, submittal, plan-check corrections, and inspections are part of the scope — you review and approve, we deal with the city.
- What does an ADU cost?
- Cost depends on size, whether it is new construction or a conversion, site access, and utility work. You get a line-item estimate with allowances spelled out after the walkthrough, not a single number with nothing behind it.
